Home prices in most metropolitan areas grew significantly in the third quarter, with the national median price rising at its fastest annual clip in nearly eight years, according to the National Association of Realtors (NAR).

During the same period, existing homes sold at the fastest annual rate recorded in more than six years, according to NAR’s latest quarterly report on metro area median prices and affordability.

Despite the robust price growth, NAR estimated that potential buyers still had adequate income in most areas to purchase a home in the third quarter. Nonetheless, market momentum is changing, according to Lawrence Yun, chief economist at NAR.

“Rising prices and higher interest rates have taken a bite out of housing affordability,” Yun said. “However, we have the ongoing situation of more buyers than sellers in the market, so lower sales will help to take the pressure off home price growth and allow them to rise slowly at a single-digit growth rate in 2014.”

The national median existing single-family home price increased by 12.5 percent year over year to $207,300 in the third quarter, the strongest year-over-year gain since the fourth quarter of 2005 when it shot up 13.6 percent, according to the trade group.

In the second quarter, the median price reportedly rose 12.2 percent year over year.

Meanwhile, NAR said existing-home sales jumped 5.9 percent to a seasonally adjusted annual rate of 5.36 million in the third quarter from 5.06 million in the second quarter.

On an annual basis, they reportedly increased 13 percent. The third-quarter pace of sales was the highest recorded since the first quarter of 2007, when it hit 5.66 million, NAR said.

The report’s findings also highlighted the market’s sharp inventory shortage.

At the rate of sales in the third quarter, the existing-home inventory of 2.21 million homes for sale would have cleared in just five months, down from 5.9 months in the third quarter of 2012.

Optimism over home prices reaches milestone

A majority of Americans now expect home prices to increase over the next year, pointing to growing optimism among housing-market observers, according to the results of Fannie Mae’s April 2012 National Housing Survey.

By comparison, in April of last year only 32 percent of those surveyed said they believed home prices would appreciate over the next year. In April, the three percentage point increase in the share of Americans who believe prices will increase was enough to push the total share of those bullish on home prices to 51 percent, Fannie Mae said.

“For the first time in the survey’s three-year history, the majority of Americans surveyed now expect home prices to increase,” said Doug Duncan, senior vice president and chief economist at Fannie Mae. “Crossing the 50 percent threshold marks a significant milestone as most Americans believe a housing recovery is truly occurring throughout the country. Reflecting that increased optimism toward housing, the share of Americans who think it is a good time to sell has doubled during the last year. Many homeowners who have been underwater are gradually returning to positive equity, and selling is now becoming an available and attractive option again.”

As buyers continue to bid up prices in many markets suffering from a shortage of inventory, the share of Americans who believe now is a good time to sell continued to climb in April, according to the survey. That share of respondents rose by four percentage points in April to 30 percent, exactly double the share recorded last year.

Other results of April’s survey appear to highlight growing optimism among Americans in the larger economy as well. They include:

  • The share of respondents who say the economy is on the right track increased 4 percentage points over March to 39 percent.
  • The percentage of people who expect their personal financial situation to get worse over the next 12 months dropped by five percentage points to 16 percent.
  • Eleven percent reported significantly lower household expenses compared to 12 months ago, a three percentage point increase over March.

Asking prices up in 86 of 100 largest markets

Asking prices of homes listed for sale on real estate portal Trulia.com in January were up from a year ago in 86 of the 100 largest U.S. metros, according to a monthly report released today.

The report, which covers roughly 4.5 million for-sale and for-rent properties listed on Trulia through Jan. 31, showed asking prices up 5.9 percent from a year ago, and growing by a seasonally adjusted 0.9 percent from December to January — the biggest month-over-month gain since March 2012. 

In some markets, the strong growth in asking prices doesn't necessarily indicate that worries are over, said Jed Kolko, Trulia's chief economist.

"In many local markets today, dramatic price gains can mask serious red flags," Kolko said in a blog post. "Strong job growth, low vacancy rate, and low foreclosure inventory — not huge price gains — are signs of a healthy housing market."

Trulia identified San Francisco, San Jose, Seattle, Denver and Salt Lake city as "booming" markets with strong fundamentals.
