Pricing in our current market is super challenging. Because the market has been slowing down, we try to use comparable homes that are either currently Pending (under contract), or homes that have sold in the last 30 days. This is easier said than done. A lot of times there just isn’t a good comparable home in that narrow timeframe constraint. That was the case for this home. Because of the lack of data, we had a pretty wide range for our suggested list price. Our Sellers were eager to sell and were very clear about not wanting to have a price drop and opted for the lower end of our suggest range. However, we all agreed that at this lower list price, the home felt like a really compelling value. Because of that we decided to have a review date. Keep in mind, most new listings don’t have review dates anymore. We were glad we went with that strategy! We did receive multiple offers and the home sold for quite a bit above asking.
It’s always gratifying when Buyers and other Brokers see the value in a home. This home had been thoughtfully remodeled by the Sellers. Everything they did was chosen for long-term durability with an eye towards a timeless design. Because they were remodeling for themselves, they picked higher-end finishes. Sandra held the home open the first weekend it was listed. Buyers and neighbors who visited the home consistently commented on how “well done” the house was.
It is also just as gratifying when Sellers heed our advice. Tim and Nancy were open to any and all suggestions we made. They even did a few extra things that they didn’t need to do. Because they are such conscientious homeowners, they really wanted the home to be as perfect as possible for the new buyers. We were thrilled that they got top dollar in a challenging market. We also happy for the Buyers who now have a fabulous home that will work well for them and look great for years to come. A win-win all around!
