This is one of the best markets we’ve had since 2019 for people who are looking to both buy and sell in the same market! Throughout 2020 and 2021, it was super tough for people to buy because of the very hot Seller’s market. Buyers who also had homes to sell were reluctant to sell their home first without knowing where they would be going. We would hear the same comments – “We don’t want to be homeless!” This was a valid concern because we knew their home would sell quickly, but there were no guarantees that they would also be able to buy quickly.
Tommy and Min are perfect examples of this. They weren’t going to put their home on the market, until they were under contract with a purchase. We put in a few offers during the fast-paced Seller’s market of 2021, but always got beat out by someone either bidding more or offering more favorable terms to the Seller. Tommy and Min kept a great attitude and were pragmatic about the market conditions. They were looking to be in a few specific areas on the Eastside with good schools and close proximity to work. The timing worked out great for Tommy and Min. Because the market had softened, they were able to purchase in a very nice neighborhood, that last year would have been out of reach for them. They were able to purchase 4% under the asking price. We all felt that they were getting a great value for the home and neighborhood.
Once under contract with their purchase, Tommy and Min got to work to get their home ready to go on the market. We were on the market with their Brier home within two weeks of their purchase date. We priced their home competitively and had two offers within a few days of listing. This was a big relief for them. They were living in the home and wanted a quick sale. Whether you’ve sold a home or not, I think most people can imagine that it is a royal pain to be living in a home while it is on the market. Having kids and/or pets at home or trying to work from home can add additional stress for Sellers.
Their home purchase and listing closed about a week apart from each other. This gave Tommy and Min just enough time to move into their new home in Woodinville and ready their Brier home for the new owners. Best of all for Tommy and Min was that they didn’t have two mortgage payments, which they were excited about. They were prepared to have double mortgage payments, but it was a nice bonus that the timing worked out perfect for them! They are enjoying getting to know their new neighbors and neighborhood. We wish the Buyers of their home many happy years in Brier.
