Another Just Sold in North Beach!

Congratulations to Peggy and Bart! The sale of this home has been a long journey. I first met Peggy and Bart several years ago at an open house in North Beach where we both lived in. At that time, I used to let my small flock of mostly white pet pigeons fly around. When Peggy realized I was the one with the flock of pigeons, she exclaimed “oh, I know your birds. I love watching them fly!” As we talked further, I realized what house she lived in, I told her how much I loved her front birch tree. We both thought it was funny that I loved her tree, and she loved my birds!

Throughout the following years Peggy referred several of her new hires to me to help them purchase a new home and get settled in the Greater Seattle area. When it was time to sell their home, Peggy and Bart trusted our process and followed our system 100%. They understood the value of having a full home inspection and sewer report available for potential buyers. Because we had started the process of getting their home ready for market several months ahead of their anticipated list date, they opted for having the inspection completed early is the process. They knew a few items would come up during the inspection and they wanted ample time to fix the items that we thought would deter a Buyer and items that would yield the greatest return. This helped lower the stress for them because it gave them lots of time to fix the issues they wanted to.

Being aesthetically minded, they also understood that having the home professionally staged would appeal to a wider pool of potential buyers. While they had lovely furniture which included gorgeous antiques and fabulous art pieces, they recognized that more neutral furnishings would give them the results they were looking for. They loved the final results of the staging!

One of the final steps in the pre-listing process, is setting the list price. There are two approaches – price for multiple offers and cross your fingers that the home gets bid up to where you hope to sell, or list the home at the price you know is the true market value. Our philosophy has always been to price within the true market value range. The problem with trying to price for a bidding war, is what happens if you only get one offer? Then what? Do you sell for that lower amount, do you raise your list price, do you counter your one Buyer with a higher sales price? As you can imagine, this can create needless angst, drama and ill feelings for both the Buyers and Sellers. This can all be avoided by pricing the home correctly from the beginning. In the case of Peggy and Bart, we priced it at the top of my value range. We ended up with one, very strong offer. Sellers don’t need lots of offers to review. They just need one strong offer from a Buyer who is prepared and able to complete the sale!
