Selling a home can be very emotional, even if the reason you are selling is very positive β like needing a larger, family-friendly home! Stephen and Katie bought this home with me back in 2014. This was their first home and they loved the location and that North Beach had a private beach access for residents.
Fast forward 8 years now with three kids, a dog and two people working from home and suddenly this 4 bedroom, 1.5 bath home no longer worked for them. They started thinking about selling a couple of years ago and had me over for a walkthrough to determine what things they should do to get their home ready for market. We talked about simple, inexpensive updates that would provide a good return β either in terms of shorter market time and/or a higher price. If they had planned on staying for another 5 years or so, we would have talked about more extensive updates that would provide value in the future, but that they would also have the benefit of enjoyment.
Because of their proactive preparation over the past few years, their home sold quickly. Given that the market had changed and they were aware of how interest rates were affecting buyers, they were delighted with the price and terms of the offer. Of course, since this was their first home it was still hard for them to say goodbye. We wish the new owners many happy memories to come.
