So you’re thinking about putting your home on the market, and you wanna make sure you’re going to get the best return on your investment. These tips will help. Selling homes is second nature to Sandra and I as we’ve been selling homes since the early 2000s. We understand that this can be nerve-wracking for sellers, but we have a well-honed process that is designed to eliminate as much stress and angst for our sellers as possible.
So now let’s talk about curb appeal. This is super important because this is the first impression buyers will have when they arrive at your home. The best thing that you can do is either rent a power washer or hire it out. But either way, you wanna wash the years of dirt off of your driveway, your sidewalk and your house. You also wanna pay attention to the front door. As an agent, it takes a few seconds for me to open up the lockbox, and this gives the buyer a chance to really look at your entryway while they’re waiting. Take a moment to make sure there that isn’t any peeling paint on the door or cobwebs around your entry or lights.
Step number five is to work with your agent on staging your home. 77% of buyer’s agents said that staging a home makes it easier for buyers to visualize themselves living in it. And staging will help your home stand out against the competition by showcasing the best features of your home to prospective buyers. According to the National Association of Realtors Survey of Home Sellers, they found that sellers saw anywhere from 1 to 10% increase in offer price when homes were professionally staged.
Step number six, now that you’ve gotten your home ready, you will wanna get professional photos of your home. According to the National Association of Realtors, 56% of buyers will walk through a home that they’ve seen online, so professional photos are a must in your home preparation.
Lastly, now that your home is all ready for buyers, if you are living in your home, you must have a showing plan. Buyers and their agents may request showing of your home at any time and you have to be prepared. Until your home is under contract, it’s important to be able to leave your home at a moment’s notice. A few things you can do is plan simpler meals for easy clean up and make plans for some outdoor activities. Also, find a place to bring your pets during showings, possibly a family member or a good friend can take care of them.
