Inventory levels are moving up, which is good news for Buyers. For the past two weeks we’ve averaged 155 homes available for sale in NW Seattle. Another bright spot for both Buyers and Sellers is that interest rates have come down two weeks in a row. Which is a welcome relief for Buyers!
We continue to see minor cooling from the red-hot Seller’s Market we had in March and April. Currently 58% of the homes available for sale have been on the market for 10 days or more. This number is slowing going up as more inventory comes on the market. The number of homes going under contract each week has been relatively consistent and hasn’t been able to keep up with new listings coming on. Homes that have gone Pending are still averaging just 6 days on the market, which tells us that the market is still very robust! The average sold price per sq/ft has also been consistent ranging in the mid to high $600s. For two weeks in a row it was $679 sq/ft, which is about where it was a month ago.
