Happy December! We are in the final month of the year and as expected inventory levels continue to go down and new inventory is coming on at a much slower pace. The lack of new listings is helping our inventory levels come down. We currently have 223 homes available for sale in NW Seattle. At the beginning of November, we had nearly 300 homes for sale. Buyer activity is also trending down and will continue to be light through the end of the year. This is part normal holiday market cycle and part economic conditions.
Buyers are getting a reprieve with interest rates as they continue to slowly come down. Home prices are also coming down and homes are staying on the market longer. 43% of the homes for sale have had a price drop and the average days on market are 67. There is definitely opportunity out there for Buyers!
