Low inventory continues to be the theme for our Market Update for NW Seattle. As expected we did have more homes come on the market last week, which was 23, versus 7 the week of Thanksgiving. Those new listing are getting snapped up by Buyers, which is why inventory levels continue to come down. As of today, Monday December 6th, we only have 70 homes available for sale. These are mostly older inventory. 50 or 71% have been on the market for 10 days or more. A good portion of these 42% are townhomes. We’ve talked about this in the past, that townhomes tend to stay on the market a little longer than other single-family homes.
Speaking of homes being on the market a little longer. There were three homes last week that either Expired or Cancelled and none of them have come back on the market. If those Sellers are still interested in selling, they should absolutely be on the market right now because of the extreme lack of inventory. We are definitely recommending to our Sellers who are ready, to go on the market now, versus waiting for the New Year. The best time to be on the market is when Buyers are active and you have very little competition!
