No surprise, the Seller’s Market in NW Seattle and throughout the entire region continues to be super-hot! This past week in NW Seattle we had 49 new listings hit the market and 94% of those had review dates. We started tracking this data point (review date) mid-November 2020. 94% is the highest we have seen in those 16 months. When Brokers feel more confident of a Seller’s Market and the possibility of multiple offers, this number goes up.
Another key metric we like to track is the number of days a home is on the market before it goes Pending. The average days on market for homes going pending over the past 4 weeks has been 6.5 days. Again, that is really low. Looking at the same 4-week period in 2021, the average days on market were 20. For the past 4 weeks 88% of the pending listings were under contract in 9 days or less. Unfortunately, we didn’t start tracking this data point until mid-March of last year so I don’t have a comparison for the exact same time period. However, from mid-March to mid-April last year, 83% of homes were under contract in 9 days or less.
