Open houses are back and they are busy. We are now on Week 53 of our Monday Market Update. We are starting year number two.
Yeah. And open houses are back. Our open house over the weekend was super busy. We had about 150 people through over both days, a hundred on Saturday, probably 50 on Sunday. And don’t worry we did follow all of the safety protocols that we have to.
So I was a bouncer at the front door making sure there was never more than 10 people in the house.
Yeah that was actually kind of funny to watch. But yeah, this is probably the hottest real estate market that Steve and I have ever seen. I cannot stress enough how crazy, crazy, crazy good it is for sellers right now.
So we ended up with two offers on that house we’ve held open this weekend. We had two early offers and the home sold for 27% over the asking price.
Right? And it’s all due to our well honed listing process. We pride ourselves. We pride ourselves on drama free transactions. We make it as easy peasy as possible for our sellers. Our goal is to have every stitch of information that a buyer would need to make a decision on your home, before we even go on the market.
So inventory Northwest Seattle still continues to be a challenge. There were 103 homes for sale in Northwest Seattle as of this morning. So do you hear that sellers? You really don’t have much competition at all.
Right, and there weren’t a lot of homes that came on the market last week, only 49 new listing.
Yeah. So last week 55 homes went pending in Northwest Seattle. And 82% of those homes were on the market for nine days or less.
Right? So sellers, are you getting the message yet? If you’re on the fence about selling, I can’t stress enough how much you need to get off of that fence. If you’re thinking about selling here in Seattle in the next year, you should really be on the market now. My husband and I were chatting about that and we were saying, “you know what “if we were gonna be leaving Seattle in the next year “we would be selling now and renting for a year.” I mean,
Right.
Yeah.
So last week four homes went pending inspection. Two of those homes were on the market for a hundred days. So I suspect those two might’ve had a pricing issue if you know what I mean. And then two of those homes, were on the market for two weeks or less. And last week, 44 homes closed with an average market time of 21 days.
Right, but 45% of them sold for over asking. And buyers there’s a little hope for you guys out there too.
There is.
34% of them sold for less than asking.
