This past week in NW Seattle, Buyer activity kept up with new listings coming on the market. However, the previous week we had 50 new listings, but only 27 homes went under contract. Still, inventory levels remain on the low side, which is good news for Sellers because lower inventory levels keeps supply and demand in balance, which means helping to maintain home values.
Similar in SW Snohomish, new inventory coming on is just slightly out-pacing buyer demand. Brokers are also feeling pretty optimistic in SW Snohomish County as 50% of new listings this past week had review dates. Brokers in NW Seattle are not quite as optimistic as our neighbors to the north, as we’ve averaged 30% of new listings with review dates in the past two weeks. For Sellers in NW Seattle, the number of listings selling above their list price has been going up. Another bright spot for both Buyers and Sellers is that interest rates have been steadily coming back down from their recent heights in early March.
