

Homes going under contract are down over the past few weeks. At first, I was a bit concerned about this and looked to see what happened last year around the same time. Last February we also had a dip in Buyer activity, which was reassuring. For the two weeks, part of the decline in activity could be due to the weather and possibly Buyers are showing some caution to see what the new Administration will do.
Fortunately, mortgage interest rates have been stable the past couple of weeks and down an 1/8th from two weeks ago.
New listings continue to rise which is typical for the time of year. Homes are selling more quickly too. Approximately 70% of homes going Pending sold in under 10 days. A month ago that number would have been around 45%.
