The 4th of July holiday is still having an impact on our local markets, which was expected. In NW Seattle, inventory levels remained pretty much unchanged, but grew by over 14% in SW Snohomish County. New listings were down by half in NW Seattle and down by nearly 22% in SW Snohomish. Again, not a surprise with the holiday.
Homes going under contract were down by nearly a 1/3 for NW Seattle, but up by 9% in SW Snohomish County. This was actually a very pleasant surprise. Older inventory is getting absorbed out of the market, which is nice to see.
This past week for NW Seattle, over 80% of the homes going under contract had been on the market for 10 days or more. This number isn’t too surprising given that 73% of the inventory has been on the market for over 10 days. SW Snohomish is faring a bit better. This past week 47% of homes going under contract have been on for 10+ days, and for the overall inventory, it is 63% of the listed homes have been on the market for over 10+ days.
