New listings were up by 47% in Northwest Seattle over the past two weeks with about half of those new listings with review dates. New listings were up by just 5% in SW Snohomish County, and again about half of the new listings had review dates.
Homes going under contract were up by nearly 36% in NW Seattle over the previous two weeks, and up by just under 10% in SW Snohomish. You may remember from our report two weeks ago that Buyer activity had stayed strong in SW Snohomish County through the 4th of July holiday and the following week, whereas NW Seattle had dropped significantly. I think these past two weeks are just balancing out the previous two weeks’ activity.
So far in July in NW Seattle approximately 36% of homes sold above their list price at an average of 109.1% and took about 6 days to sell. Approximately 32% of homes have sold for less than asking and sold at 94.6% of their list price and took an average of 44 days to sell. SW Snohomish County numbers were very similar – 38% sold above asking at an average of 106.8% with 6 days of market time, and 32% sold for less than asking at 94.9% with 23 days of market time. So as you can see, in both markets 2/3 of Sellers are selling at or above their initial asking price.
Interest rates have been very stable for the past few months. While they are still in the upper 6’s, the stability in rates is welcomed.
