It is interesting to note that while the market is slowing down, which is typical for this time of year, the average sold price per sq/ft has been rising. We would usually expect this to come down. The average sold price per sq/ft for NW Seattle for the past two weeks was $612.00. This is the highest it has been for 5 months. The sold price per sq/ft has remained strong in SW Snohomish County too, but not as dramatically as NW Seattle.
I was curious to dig a little deeper into the solds in each market. In SW Snohomish County, 35% of the listings sold above their list price for an average of 104.5%, 15% sold at list, and 50% sold below their list price for an average of 95.2%. NW Seattle Sellers did a little better. 25% sold above their list price at 109.3%, 38% sold at list price, and only 37% sold below their list price at 96.7%.
