Our client had been receiving our newsletter for several years and reached out to us once they were ready to sell their home. Since they wanted to buy prior to purchasing we set out to find them a new home that met their needs, all one level and a large garage. After previewing several homes, we were able to get under contract and we won in multiple offers.
Then it came time to sell their current home. As with all our listings, the home was pre-inspected and professionally staged, a must for every home! This was a larger, older home with six bedrooms that we felt might limit the buyer pool. We priced the home at the current market value, and we received decent traffic while the home was listed for sale. While we were listed home prices in the area were beginning to come down, and we started to feel the impact with longer market time. We knew we needed to adjust price to be competitive and eventually we were able to get the home under contract with a great Buyer who loved the home as much as we did.
Our client was skeptical about our initial list price; we were able to sell the home for $200k over where the owner believed home’s market value was. The real estate process can bring surprises, sometimes leading to longer wait times for homes to find new owners. Our watchful attention to market trends and quick response to the changing conditions are the foundations of achieving success.
